Kimpton Pacific Grove: Redefining Luxury Hospitality in Central California

The Kimpton Mirador Pacific Grove opened its doors on January 28, 2026, marking a defining moment for both the Monterey Peninsula and Interport Capital's hospitality portfolio. Developed in partnership with Cypress 16 and L&B Realty Advisors, the 99-room boutique hotel is the first new hotel built in Pacific Grove in approximately 30 years, and the community's first full-service hospitality offering. The project represents the culmination of years of strategic planning, meticulous design, and the kind of patient capital deployment that defines our approach to institutional real estate investing.

The Kimpton Mirador represents everything we believe about hospitality investing. The right property, in the right market, with the right operating partner, creates value that compounds over decades rather than quarters.

Situated on Central Avenue between Fountain and Grand avenues, the Kimpton Mirador occupies 95,263 square feet across four stories, constructed atop a structural concrete podium with subterranean parking. The architectural vision, executed by RRM Design Group with interiors by Narrative Design Studio, draws heavily from the region's Spanish Colonial heritage: smooth plaster finishes, sweeping architectural arches, traditional clay tile roofing, and a central landscaped courtyard that serves as the property's social anchor. Every design decision was made to honor Pacific Grove's historic residential character while delivering a hospitality experience befitting the Kimpton brand's position within IHG Hotels & Resorts' Luxury & Lifestyle Collection. The property's signature dining venue, The Caledonian, offers a full-service restaurant and bar with dedicated outdoor seating, while indoor banquet and event spaces provide flexible configurations for corporate retreats and private gatherings. General contractor Huff Construction Company delivered the project with the precision that a development of this complexity demands, navigating the unique regulatory and environmental considerations inherent to California's Central Coast.

From an investment perspective, the Pacific Grove market offers a compelling thesis. The Monterey Peninsula draws over four million visitors annually, yet the lodging supply has remained essentially static for three decades. This supply-demand imbalance, combined with the area's enduring appeal to affluent leisure and corporate travelers, positions the Kimpton Mirador to capture premium average daily rates from day one. The ownership structure (IC PG Property Owner, LLC) reflects our collaborative approach to institutional hospitality, bringing together Interport Capital's strategic capital, Cypress 16's development expertise, and L&B Realty Advisors' institutional investment platform. We believe this project sets a new standard for what boutique hospitality can achieve in supply-constrained coastal markets, and it reinforces our conviction that patient, well-structured capital can create outsized value in communities where new development is both rare and deeply valued.
