The development team initiated a search for land meeting established criteria set by the feasibility team including demographic, density, and visibility requirements. Upon, identifying the parcel and undergoing thorough due-diligence, feasibility and entitlement consideration, the property was built out on the unincorporated land located on a highly travelled commuter route in the South Denver metropolitan area. Construction was completed on schedule and 80% occupancy was achieved at 18 months after opening. With market conditions, the property achieved suitable economic stabilization for a successful exit at 60 months.
Moove In Self-Storage: Valley Green, PA
The Moove In Self Storage - Valley Green acquisition, named for its geographical area, includes a three-building self-storage facility with an on-site office, positioned on 11.61 acres of land. It consists of 234 temperature-controlled units, 123 drive-up units, and 167 interior units, as well as 27 parking spaces for vehicles, boats, and RVs, totaling 57, 521 NRSF.
Moove In Self-Storage: Pennsburg, PA
The Moove In Self Storage - Pennsburg acquisition consists of a stabilized self storage facility positioned on 11.77 acres of land. The site of consists of 11 traditional drive-up storage buildings and one office building with a warehouse that was converted to climate controlled units in the rear, netting 63,525SF of rentable space. The owners built the project in two phases, starting in 2018.The first phase (~28,000 NRSF) opened in Q1 2019 and the final phase (~35,000 NRSF) was completed in December 2021. Both phases of the project experienced rapid lease up. The site is currently stabilized and has enjoyed over 95% occupancy over the past 12 months.

The Moove In Self Storage - Frankfort acquisition, named for its geographical area, includes a two- parcel, ten-building self-storage facility with an on-site rental office, positioned on seven acres of land. The main parcel, opened in 2001, comprised of four buildings and an on-site rental office, sitting on 2.8 acres. Parcel two, opened in 2009, comprised of two buildings on 4.2 acres. Both parcels combined boast 48 temperature - controlled units and 347 drive-up units, and 25 parking spaces for vehicles, boats, and RVs, totaling 46,025 NRSF.
