The development team initiated a search for land meeting established criteria set by the feasibility team including demographic, density, and visibility requirements. Upon, identifying the parcel and undergoing thorough due-diligence, feasibility and entitlement consideration were satisfied prior to closing on the unincorporated land located on a highly travelled commuter route in the South Denver metropolitan area. Construction was completed on schedule and 80% occupancy was achieved a 18 months after opening. With market conditions, the property achieved suitable economic stabilization for successful  exit at 60 mos.
