The development team acquired a 50-year ground lease at one of the US’s busiest Class-C airports, near the Denver Tech Center. The lot was selected for its location near the main FBO on the airport, and proximity to other development activity. The very limited number of of developable lots remaining at the airport created high demand for hangar space, of the size required by larger sized business aviation aircraft. Due to the intimate knowledge our team has of flight crews operating at the airport, the project reached stabilization less than one year from opening. Strong performance, and diligent oversight allowed the project to be sold, at a well-scheduled exit, within the targeted capitalization rate.
